Useful tips to maintain your assets more effectively
Michael Grant

Owners of large residential and corporate buildings should be looking for innovative solutions that can simplify ongoing maintenance since this is a sure way to extend the lifecycle of their properties and maintain value. Fortunately, there are now many aids available which add-up to make a significant difference.

Let examine some smart moves that can increase the effectiveness of regular maintenance and ensure assets are ready to be used at full capacity:

Taking a proactive stance

Reactive maintenance is costly and time-consuming, it can also lead to potentially unsafe conditions for people using the facilities. Instead of remaining reactive and constantly repairing the same things, it is better to adopt a proactive approach to ongoing asset management. There are many facets to this decision, from the faster discovery of issues that require maintenance to managing access rights and security. Ideally, assets should be remotely monitored around the clock and any noted problems should be addressed without delay. By the same logic, making an investment in a high-tech monitoring system is better than spending increasing sums just to keep recurring problems under control.

Installing an asset monitoring solution

A fully integrated asset monitoring solution can dramatically improve any caretaking activities and ensure that every asset receives the attention it deserves. ‘Smart’ systems can be set up to monitor certain parameters (i.e. lighting, water supply, fire safety…) in a large number of locations simultaneously. By utilising a network of connected devices that send real-time information to a server, such solutions enable a complete overview of the property. The information can be presented visually and accessed with appropriate credentials from any computer or mobile device. In effect, implementation of a smart asset monitoring platform shortens the response time and reduces the frequency of emergency repairs, while reducing the overall maintenance costs.

Centralising responsibility for maintenance

Technology alone can’t protect your assets unless human operators and workers are available to utilise it optimally. An asset monitoring system can provide notifications about present thresholds, but procedures need to be in place for summoning a response quickly. Organisations using a cloud-based control system can benefit from centralisation of data, as well as responsibility for carrying out physical repairs. Teams of qualified professionals should be coordinated by a senior manager with full access to live data, and used for servicing multiple locations at the same time. In this way, building owners can fully leverage the new technology and stop assets from depreciating in value sooner than necessary.

Things are moving quickly, and more effective solutions are becoming available every year. Clearly, building owners need to stay informed about the possibilities available to them and choose solutions that promise the greatest returns.
